What is an “IS/MND”?
An Initial Study Mitigated Negative Declaration (IS/MND) informs the public and public agency decision-makers of potentially significant effects of a proposed project, but revisions in the project plans or proposals made by, or agreed to by the applicant would avoid the effects or mitigate the effects to a point where clearly no significant effects would occur. (CEQA Guidelines Section 15070)
What is a “TIS”?
Traffic Impact Studies estimate site-generated traffic and assess its impact on the public street system and on the ultimate development. A TIS also identifies on-site and off-site improvements that might be needed as a result of the development. (University of Connecticut Technology Transfer Center)
What is a “LEED” certification?
LEED, or Leadership in Energy and Environmental Design, is the most widely used green building rating system in the world. Available for virtually all building, community and home project types, LEED provides a framework to create healthy, highly efficient and cost-saving green buildings. LEED certification is a globally recognized symbol of sustainability achievement. (S. Green Building Council)
